Since we arrived to the hotel and were asked for our passports, they found out it was the day of my husband's and my birthday. They immediately sent a bottle of champagne and hors d'erves to our room. the young lady at the reception helped us with all of our reservations and was extremely nice. We had such a hard time finding the hotel, it doesn't even have a sign with the hotel name at all, but believe me....now that we know where it is, we will definetly go back to the same place, we loved it!!
Staff were efficient and helpful although there was a problem with our room initially. yes , the hotel should have a clear sign outside as the hotel is difficult to find and the hotel road? number should be lit.
This is a gorgeous renovation of a historic palazzo done with great taste and design. The staff is outstanding, kind, helpful, efficient and go above and beyond. The food is way above the average, bountiful, available from 7-10:30. It is on a quiet canal in a peaceful square quickly accessible to direct service to the airport. Yet, within 5 minutes of all the major sites. The only bad points had nothing to do with the hotel or staff but with the Italian hotel industry bureaucracy. The hotel had just opened and the internet clearance had not come through. The staff went out of their way to make their computers available.
Excellent staff, very helpful Very good value for Venice hotel
For people who like to discover Venice for some days, this hotel is perfectly located. Nearby a Vaporetto station with even a line which brings you directly to the airport. Within some minutes you can easily walk to Rialto bridge or Marcus square. And if you are hungry a great place to eat is just 50 meters away located at campo d'angelo - try restaurant 'acqua pazza'. The hotel is very charming and our room was just great. Fantastic to stay in this 'palazzo-room', especially the beautiful big Murano-lustre was just unbelievable! We loved to stay at this hotel with only less beds. The breakfast buffet was not refilled during the morning. Guests which arrive later in the morning don't have the same choice as guests which are enjoying the breakfast starting at 7 am. There is no computer available to check emails (for those who don't bring a laptop with you nor have a blackberry). Even the hotel is very 'small' the atmosphere is very impersonal, something which could be improved.

the location and staff were great. it was a challenge to get there because the water was high so had to walk with suitcases over several bridges with steps from the grand canal. good referrals for dining nearby. good breakfasts. room was small but clean
The bedroom in our junior suite was enormous and beautifully presented in the traditional style of a Venetian Palazza. Our bathroom on the other hand was pokey and had no full sized bath. For a junior suite I would have expected more.
Excellent location. Very close to a pier with ferry stops, an easy walk to the San Marco area as well as Rialto Bridge. Our room was a junior suite, which slept 4 and was quite large. Marble floor, upholstered walls, artwork on the walls, it was very nice. Front door of the hotel is right on a canal, which meant the private boat we took to the airport was able to pull right up to the front door and pick us up, like a limo ride on water. Plenty of good restaurants in the area where the locals eat. Staff were a mixed bag. Soome were inattentive, but there was one dark-haired woman who was just fabulous. So nice, full of information and suggestions. I wish I had gotten her name. She worked the day shift. Breakfast was standard italian fare. no real complaints. Possibly their not having a printer to print out boarding passes on. Had to go look for an internet cafe.
Convenience next to the San Angelo vaporetto station. Literally 10 steps! Large bed room. Good breakfast choices. Friendly staff (although some with a chip on their shoulder). Unacceptable pillows (for the money), shower activation requires above average mechanical skill, not all lights were working. Warped carpeting on stairs, broken flooring in the garden breakfast area.
Fabulous location as No1 Vaporetto stops on the doorstep, deal for older people and so close to all sights. Views from balconies junior suites are spectacular, ideal for first time visitors to Venice. Rooms are simple as can be expected in most Italian cities, take a portable kettle if you like a cuppa in the morning..no tea-making facilities in Italian hotels.Don't expect to sit on the junior suite balconies they are only tiny and purely decorative. Absolutely loved this hotel much more personal than the other big hotels, classical music piped through the hotel. Very quiet. Breakfast of scrambled egg, sausage and bacon along with other choices. Staff friendly and helpful. No Wi-Fi yet or internet use. Stairway carpets are a bit loose and could be dangerous to older people, also bedroom rugs are a hazard as they slip on the marble, we asked to have ours removed which the staff were more than happy to do. Bed pillows are a bit hard, we asked for extra which were delivered within the hour on the whole the hotel fixed any complaints quickly and always with a smile

the location is excellent but the personal and the service attitude is outstanding we loved being there. it would be ideal to have more space in bedrooms.

Location/View - Right on the Grand Canal in Venice next to a Vaporetta stop. Amazing..... I expected a balcony large enough to sit on but was surprised that it was standing room only. The plus was that the windows provided a great view without having to be on the balcony.
We arrived at 5.30am and the hotel was so simply to find. We got off at San Angelo and just walked a few steps to the right and there was the hotel. Our flight was diverted and we spent the night travelling by train so it was nice not to have to look for the hotel when we got to Venice Drinks from the bar were expensive
The Hotel was close to the main attractions of San Marco and was located right on the Grand Canal which was lovely. The price vs the room quality really did not compare. I would expect a lot better for the amount I paid for the room. I'm glad I was there only for one night. However, the staff were very friendly and very helpful.

The hotel had a fabulous location -- right on the Grand Canal, not far from the Rialto bridge and directly at a Vapparetto stop. We checked in very early and not only was our room ready for us, but they upgraded us to a delux room with a canal view and a large balcony. The room was a decent size, well maintained, and all in working order. The breakfast room is a bit small when weather doesn't permit the use of the outside terrace for breakfast, so you may have to wait a few minutes for a table at breakfast.

The position of the hotel beside the grand canal. The decoration of the entrance hall. Comfortable bed and nice bathroom. Staff very friendly and helpful. The bedroom was rather small for the price of the room and windows looked out on very narrow canal. Prices are expensive in Italy but we felt that the hotel we stayed in in Bologna was much better value for money.
The location on the Grand Canal was very nice. They had a beautiful patio there. There was also a waterbus stop just at the hotel. The room for which I paid over $400 per night was a small cell with a very high window which was useless. Told me this was their "standard room." For 50 Euro more they found me a "superior room". It had a window, but looked over a flat rooftop into a wall. Find out about the room before booking.
Beautiful building in a very good location. Fairly quiet, but reasonably close to centre. Very friendly and helpful staff, and a well designed triple room which afforded more privacy than many.

A beautiful, luxury villa in a perfect location in Venice. The upgraded room was such a treat and the morning concierge was so helpful. Unfortunately, we didn't realize the drain in the jaccuzi tub didn't work and by the time they fixed it, it was too late to use
Everything. The room was exceptional in every way. The hotel itself was truly amazing and in a fabulous location. You werent too close to the tourist areas in that you had the peace and quiet, but in easy walking distance to the tourist areas - I truly had the best of both worlds. The staff were brilliant also.

Perfect access to Ca Rezzonico vaparetto stop- about 25 metres from hotel door. Elegant beautifully presented rooms in a well refurbished Palazzo. where everything was new and well appointed. The internet acces was out of order for 3 days during stay. The rooms had very high-tec features and no instructions provided, e,g, jacuzzi in bath and room temperature control.

Staff very accommodating when we wanted to add a night to our stay. Breakfast buffet very good with lots of fresh fruit, cereals, breads, cafe, eggs and bacon. Location is excellent, accessible to everything mini bar prices 7.50 euro for a coke!

This hotel is close to the water bus stop which makes it an easy access location.
It was very convenient to all the major sites. It was a lovely quiet area overlooking main canal. Just the price of drinks in their bar did not intice you to stay and drink there.

location was good. The breakfast was good. shower in the bathroom really tight. the 2 triple room we booked is almost claustrophobic. The bedsheets and bed cover looks "unclean" the draperies has a funky smell. the hotel staff are very standoffish.

I liked the location on the Zattere very much and the traditional atmosphere of a small elegant Venetian hotel. There was nothing I disliked during my week-long stay.
The facility was very clean and confortable. Great location near major tourist attractions (15 min walk from Piazza San Marco) The staff was very friendly and helpful with any queries we had. They booked a baroque concert for one night and informed us about discounts in a couple local restaurant/bar. The breakfasts were very good with a variety of options for everyone's taste... and excellent price considering that it was right during the Carnival and for Valentine's day weekend. We had a lovely stay and will definitely recommend this hotel.
We loved everything about this aristocratic hotel. It was so photogenic, quiet, and beautiful. We found our room to be comfortable and lovely. The breakfast was in a elegant room full of antiques, The food was very good with great coffee, juices, fruits, breads, eggs, etc. The location was away from the mobs of tourists but easy to get to,and it was easy to walk or take the vaporetto to other parts of Venice. We arrived by the Alilaguna at the Zattere stop. It was then a very easy walk of about five minutes to the hotel. We departed by water taxi from the front courtyard. The Accademia area around this hotel is interesting and there is so much to explore. It is scenic and much quieter than the St. Mark's area. We loved everything!!!

Pensione Accademia meet all my expectations. The smallish single that I had was comfortable, well appointed and had everything that I needed after the willing staff made some requested furnishing changes. The staff went out of their way to please and make me comfortable. The pensione is located nicely on a smaller canal just before it runs into the Grand Canal. There was some disturbing early morning horn blowing from barges passing by my window turning into the Grand Canal from this smaller canal. Otherwise my room was mostly quiet except for some room to room sound. The wall separating my room from the next could be better sound proofed.
Excellent staff and location, nice and quiet. Short walk to major attractions. Lovely garden and courtyards, with its own boat docking, (excellent for taxis). Views of canal from room. Beautiful dining room and lounge, very Venetian. check out time of 12 which is nice. will use again. no lift, so stairs only, but porter carries your luggage
Friendly and professional staff, quiet and comfortable room, very clean, hearty breakfast. This hotel is located in Dorsoduro, which is quieter and less crowded than the San Marcos or Rialto areas, where most of the attractions are. However, an able bodied person can easily walk to these areas and can even walk to the train station if needed. Plus, there are many good restaurants nearby. This hotel appears to be well managed as evidenced by its well disciplined staff and orderly facilities. Very glad I stayed here. Nothing.

The staff was very friendly and informative. They quickly tell you about the facilities of the hotel as soon as you check in, and give you a map of the city identifying the key lamdmarks and places to visit. The ambience of the hotel was excellent! Directions to the hotel from the nearest drop-off point, which is the Accademia.

The hotel staff were excellent. The room was very comfortable and clean. The breakfast was excellent. The location was great. We did not have any staff in the building we were actually staying in. We had to go across the street to the more expensive 'sister-hotel' to speak with someone. We ran out of toilet paper and it was too late at night to go over to the other hotel. We ran out of water. It just stopped working. It would only sometimes trickle out.

The location. Near the Zattere and Academia water boat stops and everything was within a few minutes by boat or foot. The hotel seems to have been taken over or managed by another hotel (Belle Arti, which is across the street). The Hotel bore no signage, so we could not locate it. There is no reception and the lights in the reception area were off for the duration of our stay. Very unsettling during the night especially. We had to check-in, check-out and generally use the reception at Hotel Belle Arti. The staff seemed more interested in catering to the guest at Hotel Belle Arti than us. The room was Ok, but with a very small TV (no English channels and poor reception) and very poor air-conditioning.

The hotel is in a great location – 10 min stroll to piazza San Marco and the Rialto. The roof top terrace was fantastic for relaxing in the evening. The staff were fantastically helpful – they made great recommendations for restaurants and took care of the reservations. We had difficulty finding the hotel as there is no sign.
Staff friendly & helpful, breakfast good, room big enough to stay three people. Really quiet to sleep at night. Just a little far away from railway station especially when pulling heavy baggages.

Good location, handy to vaperetto stop and in a nice area, not too touristy. Very friendly, helpful staff. Room was very basic - blinds didn't fully shut, shower so was tiny you could barely turn around and tv didnt work (not that you need it in Venice!) But for the price in Venice it wasnt bad and worth it for the location and the lovely garden for breakfast.
The overall service levels provided was fairly satisfied. There is no elevator, so we had to drag our suitcases up the stairsroom. The hotel rooms have a musty smell to them and tend to be dark and dirty.

A very nice Hotel, nice continental breakfast with chocolat cake, blueberry pie, meat, cheese, yoghurt, toast, fresh orangejuice and fruit. The little closed garden was perfect, you could eat beakfast there in the morning. The hotel staff speaks excellent english and there is free internet in the lobby, plus you can get very cheap vouchers for the gondola's! when you walk two streets further you can gross over the grand canal with an italian "thaghetto" ( this is a small boat wich takes you to the other side of the canal) it only costs 0,50 eurocents!!! Very nice bathrooms also in the hotel, though the one in our room was very small. plus the hotel isn't that far from the Piazza le Roma ( bus station) only a 10 minute walk across two bridges. It's a 15 minute walk from the railwaystation Santa Lucia, but you have to cross 3 bridges. We had the best stay ever! the only thing that wasn't so nice was the fact that there where a lot of stairs in the hotel, but this is in every hotel in italy because of the flooding that accurs every once in a while. that's why most Italian hotels and houses start from the first floor. but they also have rooms on the ground floor so it's also good for elderly people, you just have to ask!
We appreciated the free use of internet in the room off the lobby as well as the storage of our bags before check-in and after check-out. The staff was very kind and friendly. Breakfast was basic, but the coffee was served fresh to order which was a plus. Also, the location was great because it was outside the chaos of the main areas, but still close enough to everything. Unfortunately we did not have control of the air conditioning in our room and we were not able to use the TV.

The lobby and breakfast area needs to be renovated. Hotel staff informed us that it was a non smoking hotel however we could smell smoke in our room and in the hallways.

The hotel is close to local bars so it's perfect for those wanting to go out and live Venice's nightlife. And it's in a quiet area at the same time.We really enjoyed our stay and staff was helpful. No complaints at all.

The location of the hotel was fantastic - away from tourist hell but near enough to walk anywhere. The rooms were incredibly clean and although basic in style - the towel rail was a god send for wet clothes and shoes! The hotel is very basic. It is clean and the rooms themselves were well decorated but it did feel like we stayed in a glorified hostel.
