The breakfast was to die for. Something different every day, from Eggs Benedict to eggs and mushrooms, and always delicious. The house itself was charming, and the owners were very friendly and accommodating. Also ideally located for the University of Pennsylvania, which was where I needed to be. I really enjoyed it, and would definitely stay there again. It's a house, so the doors aren't necessarily the greatest at blocking out sound. There was a noticeable gap at the bottom of my door, and I could easily hear anyone in the hallway. It didn't bother me, and no one was loud late, but it could be a problem if you're very susceptible to noise. Also, some people might not be comfortable with walking back alone from the university area at night: it's about a mile and tends to be pretty quiet, passing the edge of a cemetery and a park. I have no reason to think it's unsafe, but if such things make you nervous, be aware.

The room itself was decked out with all kinds of cute antiques and the bed was incredibly comfortable. You have your own bathroom, which is great, and the room is pretty cosy with plenty of room. It would say my only issue was that it was a bit dusty as I'm pretty sensitive, but surprisingly it didn't affect me that badly. It was great walking around the neighborhood, which was very nice middle class neighborhood. A little too dusty, but otherwise clean. There is no parking (NONE) there are garages nearby, however my rental was hit when parked there (they just booked it) so be careful.
Very nice place, loved the location, quiet close to everything I wanted to see, mostly close to old town & center city, on a quiet street. Great service & owner is so welcoming and attentive! Would definitely stay here next time I'm in town. Could be a bit cleaner, would suggest to renovate bed covers, would love it to be more stylish.
I loved the personality and friendliness of the inn keeper! The bathroom of our room was not up to date as much as the other rooms.
The hostess was jovial, and the bed was comfortable. (The room was not.) Good location, lovely street. The first impression we had of the hotel was a foyer that was dark and dirty. There were cupcakes in the hall under a dirty glass cover and the steps needed to be swept, and rugs vacuumed. The room was large and attractive, except that the silk flowers were covered in dust, and the curtain in the bathroom was dark grey with years of dust. (how hard is it to take a small curtain down and wash it seasonally?) However, the clincher was that the hostess did not bother to turn the air conditioning on in a 3rd story bedroom in 95 degree weather! The second night, the room was better, but the window air conditioner could not keep up with the heat! No sleep makes for grumpy customers! Sweet breads were under glass (again, dirty), wrapped in plastic, but they were soggy by the second day. There were eggs, milk and juice in the refrigerator, but we had to cook the eggs ourselves.
Very nice neighborhood, felt very safe with nice restaurants. 20 minute walk to central downtown. Lovely older home with lots of information on local area. The room was large and comfortable, the shared bath very clean. WiFi worked well. Very good value. I was surprised that there was not a hot breakfast on week days but there were fresh scones and a large selection of cold foods so not really a problem.

Amazing hotel, afforcable price! Hotel was 2 separate buildings that were adjacent to each other... kinda annoying that we had to leave our building to enter the other for everything

Charming facility in a great location. Staff was very friendly. Nice kitchen, but otherwise few amenities. TV did not work well.

This hotel felt like being home. The staff was welcoming, the room was nice and the continental breakfast was very good! The hotel was walking distance to everywhere we wanted to go so we left the car in the parking garage the whole time.
This hotel is welcoming, comfortable and elegant. In addition it is conveniently located near center city Philadelphia making it feasible to walk to most concerts or restaurants (or shops). Fingerprint smudges on white doors made us wonder about how often the common surfaces were cleaned.
Really a hidden gem in the city. Room looked like they just remodeled it, the bed and pillows were comfortable. Living room and kitchen were a surprise. I had the room on the top floor, very narrow stairs dragging a suitcase up was a bit tiresome. Breakfast started at 7:45 which was too late for me because I had to be at work, so I missed it.
I Beautiful old house with charming rooms. Despite the house was build in 18th century it is very well equiped, only elevator is missing. Perfect location: in the very center of the city, but away from traffic, so it is very quiet at nights.
Great location, beautiful hotel, lovely room. Tea & cookies in the afternoon is a nice touch. Rubbish TV. Breakfast should be better

A lovely old home, now an attractive and conveniently located small hotel. Staff is attentive, rooms are clean and comfortable (two fireplaces in my room last night!) and breakfasts are lovely.

The small room was charming and, despite the age of the hotel, all systems worked beautifully – HVAC, plumbing, wifi.Common rooms were elegant and comfortable to read or work in. They are dedicated to paper and plastics recycling ... a nice contrast to so many larger hotels. Breakfast was skimpy and bread products were dry. Juice or a fruit bowl would have gone a long way to making this a memorable stay.
The staff were super friendly and couldn't do enough for us, the rooms were gorgeous and historic with walls full of books, and the homemade, warm cookies during the complimentary afternoon tea were to die for! Oh and the toiletries were all paraben-free, too! There was some rumbling of underground trains at regular intervals - enough to shake the teacups but not enough to keep us awake. And there's no lift, so if your room is on an upper floor, you might have problems with heavy luggage.
Great location, close to independence hall. Restaurants & bars within walking distance. But shower pressure could be better and you can feel vibrations from the underground trains (during the day only)
Nice friendly place to stay especially if female on own. Central to everything in Philadelphia. Meal in courtyard was good too.
It was clean and quiet, with excellent internet. That's all I ask.
The location was perfect for walking to all the places we wanted to visit and seemed very safe. The tv was starting to go bad, with pink coloring.
It was a charming experience for us. Seemed more like we were renting someone's condo for the weekend rather than a 'hotel'. Complete kitchen, wonderful shower and bath, cozy little living room, nice bedroom, and antiques everywhere. A lovely place! floor was a bit squeaky but nothing major. I did notice some rather large spaces between the window sash and frame in the bedroom that might make some chilly drafts in the dead of winter, but that's easily remedied and was no problem for us.
It's location The room looked a bit odd. It had some many objects inside. I felt like I am in someone's home.
My parents came out to Philadelphia with me to help me find a place to live. The Burbridge St. B&B had a room available for 3 people and served breakfast for a decent price. It seemed like a great deal. However, the price for the room was not worth the emotional stress, uncleanliness of the house, moldy breakfast, and overall unpleasantness of Ms. Hague. Here are my grievances: 1. A cat roams the premises. - It is only mentioned in the Information section of her website that she has a cat that roams the premise, and the text is buried. So, if you are allergic to cats, DO NOT stay here. When she led us to our room, the cat followed and jumped on to our bed. There was cat hair on our bed, floor and towels. 2. The parlor room advertises enough room for 3 people. However, the double bed is not big enough for 2 people. - The room plus the cot should have been advertised as enough room for 2 people, not 3. I ended up sleeping on the love seat in the room my entire stay. 3. Breakfast was moldy. - We were served moldy cantaloupe, blackberries, raspberries and blueberries. The cherries were "hairy" with mold. The milk was chunky. The bread was previously frozen and looked a few years old. 4. She speaks unkindly of past guests - She told us stories about guests who were "fat whales" and "obsese-350-pound teenagers." 5. She scolded and embarrassed guests in front of other guests. 6. She accused me of breaking her chair and wanted to charge me $75 to repair it - Weighing 130 lbs., I was sitting in her antique dining chair, which broke off a piece of wood and showed a crack between the spindle and back of the chair. She asked me if it was broke and cussed at me with the F-bomb. She then scolded me in front of guests and demanded me pay $75 to repair it. I told her no, to which she told me to “get out of her house” and to “join the list of thieves.” 7. You share a bathroom with her and other guests. Needless to say, my stay at the Burbridge St. B&B was not a comfortable and restful one. The trip was already stressful due to looking for a home in a new city, but Ms. Hague’s unkind treatment and poor hospitality towards me and my family only added more stress to our trip. She is not a kind woman, and I do not recommend this place to even my worst enemy. The Burbridge St. B&B is dirty, cluttered, unsanitary, and unwelcoming. Do not spend your money or your time at this place. You will be disappointed.
The helpfulness of the owner in helping us with suggested activities and shortcuts. She knew great places to see and where to eat. We did what she said and it turned out great. We had not.been to the Philadelphia area before. Her breakfast fare is ample with fresh fruits and special breads and cereals. She does a great job. Ultra close and convenient location next to trains. No significant deficiencies. Gang bathroom, but everyone is friendly and it works just fine.
