Staff were very helpful, just couldn't do enough for their clients. Continental breakfst very poor. Management should go to the Continent and see what a continental hotel provides for breakfast. Serving Cereal, bread,rolls, two varieties of prepacked porcessed cheese and small sweet cakes for the cash paid is robbery. Oh! I forgot to mention fruit juice, three kinds.!!

The staff were lovely, would do anything to help while we were at the hotel or when we were going out. Room was small but lovely with great facilities and complimentary hot drinks and wine. It was a bit noisy as our room was downstairs next to the kitchen so we could hear them making breakfast early and tidying up late. However this was a good alarm and ensured we had a full day!
Dinner in Brasserie was excellent. Cooked breakfast a bit disappointing. Bacon not very well cooked.
The breakfast was excellent and the staff in the breakfast efficient . The lighting in the room was poor. This was explained away by staff as a hitch - that the cleaners had switched lights off at the plug points. However the next morning it was again difficult to switch any lights on without crawling around to locate the plugs. Also no extractor fan in the bathroom . The mirror was too misty for shaving and the lighting too poor for my wife to apply make up.
Everyone was friendly and helpful and the room was outstanding. The hotel is worth every penny. The experince was amazing!
There was no hot water during our stay, which was probably a problem with their boiler as the noise of it kept us awake all night. This was raised with the hotel on checkout and they dealt with it extremely well.

We had a very pleasant stay and enjoyed all the facilities, bar, restaurant and location.
The location in Leith was lovely with lots of nice restaurants and bars nearby, I was really impressed with Leith as it makes a nice alternative to the cntre of Edinburgh. Breakfast hamper was beautifully presented with good choice. The hotel is a little tired and not as high a standard as other Mal Maisons I have stayed at (e.g Newcastle). I think it is in need of some updating.
Friendly and Helpful Staff. Everything was dirty, we had to ask for pillow cases, toilet roll and hairdryer, shower was tiny, bathroom was cheaply made, bathroom door did not shut neither did the 'wardrobe' door.

The room was very large with clean, comfortable beds. Great internet as well. The breakfast was good as well. It was a bit far from the town center, but there is a nearby bus stop that makes it easy and quick to get there on bus 22.
The staffs are very friendly and helpful, the room was clean and spacious, breakfast was good. Not in the city centre, but there was bus stop right outside and takes only 10' to get to the centre, so not really that big of a problem
you get house feeling in this hotel as this is more like a house than hotel.
The breakfast was good. The clerk of the b&b was not very friendly. Charge for everything. We booked a double room and later found we just need a single room. So we canceled the double room and rebooked the single room immediately. The hotel charged us all the rooms w/o refund.
Staff very helpful I had to complain to the staff about initial room given to me as it was not acceptable shown below, 2nd room allocated clean and tidy facilities good coffee, tea T.V. room quite comfortable breakfast very good. On arrival initial room allocated to me was not acceptable it did not have a shower or a toilet you had to come out of your room to go to the toilet this was not acceptable by me also the room did not have a window - very closed in and there was no wardrobe to hang your clothes in or a mirror to look and tidy yourself up - not impressed at all I do not think this room should be given to anyone and definately not at £60.00 for the night.

Clean stylish rooms with good fixtures and furnishings. When moving large baggage entrances and hallways could be cramped. The bathroom was very small. The shower temperature controls were difficult to use I had trouble getting a temperature that was warm without being near scalding.

The view, the silence, the location
Good situation, nice view, quiet. Good breakfast. Staff OK. When we first came to our room, it was quite obvious that it has not been cleaned after earlier guests. Even the sheets were unwashed. After our remark the room was cleaned and we were satisfied with the cleaning of the room during the rest of our stay. Room TV was virtually useless, no remote control, bad picture. Only a very primitive indoor antenna (on floor!). Some of the promised facilities were absent: there was no hair dryer, for instance. And no shampoo!
The bed was comfortable, the shower water pressure was good, the breakfast was good, The staff were charming, friendly and helpful (thank you Catriona and John). The vicinity was amazingly quiet. This is not a modern purpose-built hotel, but for what it is I couldn't fault it.
Nothing. The room that we were allocated was in an annexe of the building, which was not stated when booking. The room was apparently normally only used for single let but when hotel is full it is used as a double. The room was tiny, you couldn't swing a cat in it. Fine for 1 person but not for 2. Double bed pushed against the wall. Again, fine if only 1 person but not for 2. Tea/coffee making facilities for 1 person only. The only window in the room was a velux window. Had to open window during night as room too stuffy, only to have close it half an hour later after rainwater had come in and all over my overnight bag. Complaint made to staff in morning - still awaiting a reply after a further email and promise of contact.
It was cheap and the breakfast was nice. i did not like being put in the small room next door. It felt as though the pictures online were used to trick us.

Good value for money. Good location with reliable bus service to city centre just outside the door. Room was very spacious, clean and quiet. The breakfast time, 8am to 9am was very restrictive. It lead to a queue and tables were not set. Appeared to be short staffed at breakfast. Badly need to extend breakfast time.
Nice place, not far from city centre, nice park in front. The shower at the top floor (where I was) had problems and sometimes the water was cold.

Our room was really comfortable, and the decoration in our room and the rest of the house was lovely. All staff were pleasant, friendly and helpful. This may seem a petty thing but all three of us were in agreement that the bread with breakfast could have been better. It would have been nice to have bread that was cut in the kitchen or a better quality pre cut bread. Other than that breakfast was great.

Generally fine although heating is a small detail that could be ironed out. Opportunity for a few cherries on the top such as evening drinks hour - making the most of the excellent lounge! Great stay overall though.

This was the perfect place to stay. Close enough to walk to the city center. Great food in this part of town as well. The owner is so great and offered suggestions for places to eat. She was very accommodating and hospitable. Breakfast was fantastic with eggs, mushrooms, tomatoes, toast and jams, ect. Tea or coffee served. Would stay here again. The Stairs are challenging to navigate.

The front desk lady was great. Very helpful in getting things for the room and went above and beyond. The hotel is not close to the city center, but the bus station is right across the street and there is a city park there, so it was great for my daughter to be able to run around and play.

Cleanliness of bathroom ensuite is adequate, however outdated windows brought a lot of cold wind inside the bedroom. Carpet and sink clean with clean bed sheets. Complimentary biscuits and tea in bedroom were beneficial.
It was quiet, so we had a good night's sleep. It was very basic, to say the least, the cooked breakfast was not to be recommended, there was a queue at the toaster/kettle which had to be shared with all guests during breakfast (one hour slot). The staff consisted of one girl, bless her, she did her best to juggle reception, cooking, serving and trying to stay calm at the same time. I am sure I booked a twin en suite but the bathroom / toilet had to be shared, which I really did not expect even for this rate ( 90 gbp pn)
Leeanne was extremely helpful and gave us a continental breakfast at 8am (even though breakfast wasn't due to be served until 9am) on the Sunday to allow us to get to the event we were attending. Room was very clean and adequately furnished for 1 night Was a bit basic if you were staying longer than a few nights as the wardrobe and chest of drawers were quite small
I felt the hotel was in need of upgrading. Although the staff were pleasent they did not seem to have much local knowledge such as parking in the area nor did they have a contact no for a private taxi firm. Breakfast was also disappointing as the our sausage was not cooked enough and the kettle was not switching itself off so we had to stand over it while it boiled.
The front desk lady was nice, insisted on carrying my bag upstairs. Though we only noticed one other room occupied, we were put on the very top floor, 3 flights of stairs. The information about how close you are to the centre is pretty off - told a 15 minute walk, it took 45 minutes and we don't walk slow or anything...

None Shared Shower room. Single bed. Thin curtains, Noisy traffic and single glazed windows, worn out bed, no reception, I received a blank look from the girl who showed me to my roon when I asked her for a vat Receipt and when the receipt came it was hand written without a vat number and was calculated with a vat rate of 2.5 percent.
after an initial mix up the owners bent over backwards to accommodate us. i would recommend this guest house to anyone. the room was spotless and very spacious.
The hosts, Harry and Isabelle, were fantastic: very friendly and charming. They made the stay very pleasant. In particular, they checked us in at 8 o'clock in the morning, which was very kind of them.
We were especially impressed by the warm welcome we received from Isabelle and Harry. Good breakfast and a beautifully decorated room. And just a short walk to the city. Only wish our room wasn't on the 3rd floor - getting our luggage up those narrow stairs was a hassle. And would have preferred that the bathroom was en suite.... but the positives more than made up for this.
The rooms and breakfast! I had the Waffles, bacon and maple syrup, twice. It was lovely. Our room was the twin ensuite, very spacious and clean! Perhaps the noise outside our bedroom with the traffic but I forgot it was there in no time!

The staff were very friendly and the room was very cosy and clean. The bed was super comfortable and I loved how someone came in to tidy the room and make the bed during the day when we were out sight-seeing, so we could come back after a long day to a nice and clean room! The breakfast was also delicious and very filling, and it was nice to have different options to choose from. The location of the guesthouse was also pretty good, as it is only about a 20-25 minute walk from city centre and there is a bus stop right outside the house that takes you into the centre in just a few minutes. There are also shops and restaurants very close to the guesthouse if you don't want to go all the way into town.

Friendly staff, excellent breakfast, well heated room. Clean. It was very quiet even though full, apparently no party animals love staying there. 7 min from city centre was understood by foot. In reality: on bus. We were surprised to find out how far it was. The room needs some reparation, like there was no lamp just a bulb. The carpet was quite worn out. Small investments that are not expensive but make appearance nicer.

Fraoch House has exceeded our expectation. owner Garath was nothing short of welcoming, the room was spacious, modern and tastefully decorated, it was very clean. Breakfast was delicious with array of fresh fruits, cereal, breads and full hot breakfast. Location was very good with bus stop in front of the establishment or just up the road with numerous buses into town. I would recommend Froach to anyone staying in Edinburgh. Nothing.

Everything was perfect, starting with the room and ending with breakfast. A very nicely decorated interior, an extremely pleasant and friendly host and a convenient location. Get the traditional dish for breakfast - there will be no need for lunch later ;-) And to some other reviewers complaining about the location - oh come on. The bus stop is on the other side of the road and it takes 10 minutes to get to the centre on foot. There are also some nice (and affordable) restaurants, as well as Tesco Express nearby when you get hungry.

It's a perfect place to be. Very friendly staff, wonderfull room in a origional (1900) setting. Alltogether a very pleasant stay, for a small price you get lost of comfort.

Clean towel heating ok Breakfast portions mean therefor did not have to eat the cheap quality produce. Wash hand basin the size of a saucer. Shower too small. No oversheet separating duvet from body. 14" analog tv. Had to go outside and in next door for breakfast. Met not with a welcome but with the rules and regulations. Breakfast quality poorest ever, cheap beans, cheap sausage, no milk jugs, 1 piece of toast. Saving grace was there very little of it. Wanted 3% surcharge for using debit card? I could go on.....
Breakfast was good. En-suite approx. 2'6" x 6'. Toilet would not flush properly. Shutters - 2 painted the other only half painted. No wardrobe as such, but a door blocked off approx. 9" deep to use as wardrobe. Carpet did not fit to wall.
Friendly Staff No en-suite in the room, we had to go out into the hall, the shower was not very good the wash hand basin was not in good working order and very small. This was in a loft conversion and very cramped.No milk jugs on table for tea at breakfast.
Excellent value for money, staff were very friendly and helpful, great location for bus trips into the city and shopping. Great too if you have a vehicle as it's easy to park and close to everything

The guest house is quite close to the town centre and there is also a bus stop nearby. It is opposite to a park and there is not much traffic around. Thus it is quite calm. Compared to other accommodations, the Thistle Guest House offers really low prices. I couldn´t find anything cheaper. Staff (one-man-show) is nice. The breakfast is poor and the rooms are small but considering the low prices, there is not much to complain about. Personally, I would very likely choose another accommodation for my next stay and spend a bit more money. Still, value for money is good.

Comfortable room with hot drinks, ensuite, flat screen TV. A little bit out of the way- but buses close by and going to city regularly. Excellent special rate. A lot of signs from the management spoiled the decor-this kind of information should be in the guest information folder-which was pretty much empty.
The bed was comfortable. Poor service, poor breakfasts, cracked window, dreadful shower, door could not be locked from the inside, breakfast was unavailable on our second morning (not as we would have wanted it) as they were out, as a result we were unable to personally hand keys back or write our views in the guestbook. Upon arrival where no-one came to greet us for at least 5 minutes, we perused the guest book and we believe it would be fair to assume it would be in their interests to avoid guests writing in the book.
Donald was the begining to our holiday. he had no notification to our booking but did his best when eight of us turned up not as nicely decorated or comfy as shown on the web site

This was a great place to stay. The owner was so friendly and helpful from the moment we arrived and always took the time to make sure we were happy. The rooms were clean and comfortable and had all the facilities one needs. The breakfast was superb. We will definately be staying there again the next time we go to Edinburgh. None.
Convenient for visiting the Royal Yacht and Edinburgh City because it is on a bus route.
Very friendly people, internet access. Fish for breakfast took some getting used to :) Except for the morning, hot water took some time to reach the top floor where my room was during the rest of the day.
I thought the 2 guys who run the hotel were very welcoming and friendly. Breakfast was effortless and very good. Bus stop right outside the door , quick 10 minutes to city centre. Secure parking. I thought the rooms were a bit old fashioned and dark.......only thing that put me off but only slightly. Apart from that the room offered everything you could need.
