Close to touristy areas It might be a 2 star hotel but that doesn't mean you skimp on cleanliness. It was also SO loud, even at 2am. When we called to complain about a domestic dispute in the room next to ours (throwing furniture and screaming) they said they'D get to it when they can. Didn't happen.
The location was great and next to the centeral turistic spots. The staff was kind and allowed us to late check-out Excellent breakfast buffet. The room was cleaned everyday, and was fully equipped. WI-FI signal was poor and the room. There is no tea/coffee making facilities or bottled water in the room. I don't have antyhing else to say.

The staff were nice. The hotel is in a very seedy, unsafe area. The room was cramped and even though it was a non-smoking room, it smelled like cigarette smoke.

The welcome by the reception staff, the cleanliness of the hotel and room, the ambiance, the breakfast service and the "black" head waiter who was very pleasant and graceful in looking after us. The restaurant prices. 5 euros for tap water served from a bottle. Martini served straight in a regular glass rather than in a martini glass.
The room was spacious and clean. The breakfast room was an absolute horror, with hundreds of tourists fighting for food and a table. The facility is a disgrace to an otherwise decent hotel. The water in the shower was too cold and the pressure too low.

The location close to Grande Place is excellent. Old fashioned bathroom, with even a little bit of moisture in the corners.
I thought the breakfast was nice, and the beds were comfortable. I had to ask to switch my room twice as I found the rooms depressing and not light or big enough. The room temperature was very cold and I had to ask for a space heater. I found some concierges helpful; others not. The food in their restaurant was not good and I had an issue with something I ordered. I also wished they had made laundry service available. The lobby is very cold and shuts down early, and there is no where to have a drink, read and relax. The bathroom smelled very funny, and I could not get them to fix this. I also received no offer of help with my luggage when I called down to say I was checking out. Overall, this hotel needs updating and to be much more cozy, light and guest friendly. There is a lot they could do to improve.

Hotel is very well located in the city center - ideal for tourists. Just couple of things spoiled whole Brussels experience: 1 - Discovered there were no towels in bathroom right after taking a shower, 2 - Late evening food from room service was foxy - a complete shame for a 4 star hotel.

location is great! we had problem with room service. couple of days before arriving we ordered, prepayed a small birthday cake for 60euro wich they could not take to the room from the kitchen in 45 minutes after asking for it, so we could not wait for it. They explained that they were to busy.

Very central, easy to walk anywhere in city center, very good hotel facilities and friendly hotel staff. Because of the very central position of the hotel, street noise goes around the clock day and night, which is a problem for the rooms looking at the streets.The bar served moistened nuts and the reply was "this is what we have".
Fabulous service from the Concierge, ALL staff v courteous, helpful and the best service I have had in a hotel for a very long time! The room maid even put a bookmark in my book!

You can't get a better location than this. Very nice front desk people. Breakfast was rich and the service amazing. Loved their waffle maker. Overall good experience. I wish they had milk alternatives like soy, almond or lactose free milk. The chocolate store in the building is touristy and overpriced, the service is terrible; even if its not the same business than the hotel, the hotel should not promote it or recommend it (they give you a 10% discount if you are a guest) The glass divider in the shower is dangerous, they are not firmly attached.

Leaving the hotel I woke up 3 times to find the room filled with a smell of rotten eggs which me me feel ill and had to change rooms. the second room was fine, but much smaller.
location was good, staff was nice the room was horrible. awkwardly placed in a dark corner next to the service elevator and stairs. a lot of noise of staff moving stuff, walking up and down the stairs at night and early morning. definitely not what I expected from this hotel which seemed nice from the pictures. I felt cheated and very disappointed. If there was a way to request some kind of refund or compensation, I would.
Nice rooms, great location We could smell the sewage in our room. When we confronted the staff about it, they said yes, the sewage line runs under the hotel.

Excellent location, within easy walking distance of the main sights and public transport system. Accommodation was clean & tidy and staff most helpful & efficient. Our room was faultless.
Once the issue of our lousy bed was raised the first morning they gave us a decent room and bed immediately. Our next 2 x nights in this hotel were fine. The bed in 329 sagged unbelievely badly in the middle and left us both a wreck by morning.
They didn't have guilt. They had blanket with sheets!

The location was excellent and the room was not enormous, but completely renewed. In any case extremely good value for money. The personnel at the bar was very helpful. Few small details: 1) we asked for a baby-cot, but it was furnished without protections which we asked unsuccessfully, 2) the first morning we were told at the restaurant that the breakfast was not included, which was not the case according to our reservation (probably a bug between the booking.com and the hotel reservation systems as it was fixed the day after after showing our reservation), 3) we informed that the pipes in the bathroom were blocked (the water didn't go out), but nothing happened whilst we were there

Great location, one stop from eurostar terminal. Hotel on the square at the entrance on Brussels central station. Superior rooms small but very cosy x comfortable. Upgraded to larger room to be near to disabled aunt, lovely big room x bathroom but not quite as cosy. Breakfast was included x was excellent. Wouldn't stay anywhere else. We came to celebrate my uncles 75th birthday. It was pouring with rain when we arrived on the Saturday x did not stop. The hotel restaurant was closed x the only place to eat was the hotel bar. I was told no bookings so we all went down at 7.30. We finally got seated x ate at 10pm which was far to late for our relatives. The food was lovely x great value when it finally arrived x the staff were all fantastic.

The staff was friendly and helpful. The location of the hotel is ideal for travelers. The rooms were clean and the facilities were wonderful. When we checked into our room, the internet access was broken and the tv audio feed for the bathroom was also broken. After they realized that it all needed to be repaired, we were required to move to a different room. It did not make for a good first impression, although we really enjoyed the rest of our stay.

Location of your hotel is always key when traveling. this had an excellent location near the Grand Place and a short walk to the tour office which was the meeting point for all our tours. The rooms were not really cleaned properly. Trash was taken out but quite a number of trash was left strewn on the floor in both the room and bathroom. Large trash items like empty water bottles were left behind as well as kleenex. This happened twice. Also toiletries were not replenished properly. Bad cleaning service for sure. Toilet was separate from the bathroom which is odd so there was no water within reach. Wifi was not working in the room until I checked if it was included in the package and they fixed it but not after several attempts. The food in the restaurants downstairs were also too expensive. Not really commensurate with the prices outside where there were many restaurants.
This hotel is located very close to Grand Place and to Brussels-Central Metro station. The staff was very helpful. The rooms are clean ans have modern furnishings. We would stay there again. The Internet connection, Breakfast and the Restaurant were too expensive.

In the centre of the old town and very close to good but expensive restaurants. Also 2mins from grand place and shopping street. Rooms over priced but clean + comfortable. Good 30min walk from eurostation but Metro station just behind hotel. Excellent buffet breakfast Expensive room rate on weekdays. Not a bargain holiday. Room for 3 is a camp bed arrangement in a 2 bed room, so quite squashed with little floor space and inadequate wardrobe/ draw space for 3.

Good location, about ten minutes' walk straight downhill from the train station (note that the ten minutes will all be on cobblestones, so if you're rolling your luggage, like most people, you'll be clattering loudly all the way there, through the center of the tourist area). Very friendly and helpful staff. When we arrived much earlier than regular check-in because of an early-morning flight, the young woman at the front desk had no record of our reservation, but had us sit for a few minutes while she emailed and phoned, and eventually she found a record of it. Jet-lagged and fading fast, we were allowed to check in a couple hours early, as soon as a room was ready. When we woke up from a nap to find that it was raining, she went to the back room and found a forgotten umbrella to loan us (we returned it when we left). Good water pressure in the shower. Good wifi. Room was tiny: when we brought our luggage inside, we couldn't move around (and we only had one suitcase and one carry-on each). We had to get really creative, finding ways to stack our things, using the top of the wardrobe (luckily, I'm extremely tall) to get a tiny amount of floor space. Not very clean at all. The luggage storage was shockingly filthy, with trash strewn around. Across the street is a pub, where people were still partying after sunrise, making us feel a little nervous when we checked out at 6:30 a.m. and had to go clattering up the street past a big crowd of drunks. Breakfast didn't open until 7:00 a.m. (but when we checked out, all the food was already sitting out at room temperature). And the easy downhill walk of ten minutes from the train station turns into a challenging uphill walk of 12-15 minutes back to the station, towing clattering luggage over the cobblestones.

The wireless internet was working perfectly. After booking a non-smoking room, the actual room had the smell of a tobacco shop. Also the invoicing was a bit problematic, as the Hotel was unable to indicate my address on the invoice, however they had it from the moment of the booking. Besides, the breakfast could have been better for this price.

Room, spacious feel, cleanliness, comfortable beds and bed linen Aircon in bedroom inadequate - too hot. The fact that our internet booking had not been transferred to the hotel, who had no record of it on our arrival and, thus, could not provide the essential kingsize bed that we had specifically requested due to back problems. Fortunately, they had one room still available but with 2 queen beds and were not prepared to consider a discount or anything else by way of compensation as a gesture of goodwill for the fact that they had not received our booking due to no fault of our own and could not provide what we had requested. Would recommend the hotel (see below) with the caution that if one had booked via the internet, the booking may not have been sent to the hotel and to ring hotel to confirm.
Ideal location for tourists, beautiful rooms and the most amazing beds. Staff so help full and friendly. Only thing booked a late check out on our last day which was no problem they changed it from 12.00pm to 1.00pm the house keeping came into the room just after 10 we were still in bed.
The hotel was really good. It was next to the city centre (10 minutes walk). The service was excellent.
The staff were very friendly and likeable, and when I complained about them photocopying my passport for their records they dealt with me courteously and professionally. The tv in the room they gave me didn't work. They gave me a replacement room which was on the ground floor and there was mould on the wall nearest the toilet and the carpet was unclean. The tv in the new room wasn't great either -- it kept losing the signal every minute or so on BBC1 and 2.

The rooms were very spacious and the bedding was comfortable. The breakfast had a good selection with various breads, scrambled eggs and bacon. It was very difficult to find a parking space on the hotel's avenue. The nearest public parking is about 5-10 minutes walk from the hotel.

The stuff was friendly to change our room to accordingly.Large room with windows to the street. First room which was supposed to be double was actually a very small single with 120 cm wide bed.There was no hot (only warm) water during the rush-hours.
My stay at Floris Hotel Avenue suited me in all aspects of my trip. From the comfort of my room to the good breakfast provided. The curtains of my room seemed to be dirty, as well the carpet of the corridor specially was run-out. Attention with this details could improve the service quality.
clean, quiet, friendly service at reception and breakfast, price had to ask for more shampoo and body gel small supply of soap. pillows were small. Concern over our safety at night prevented us from going outside. A bar would have helped. Facilties for bar exist.

The location, near the train connection to the airport, was great. The hotel was quaint, and had everything we needed. Our room was across an outdoor courtyard (which was pretty), inside, up an elevator to the 4th floor, then up another flight of stairs.
Hotel was right in the middle of everything you would want to see. Taxis out front and all tourist sights like royal palace and statues are around the corner.

The understated elegance of this former ambassadors residence made it feel like a privilige to stay here. The junior suite the 'folon suite" was very spacious and the decor was full of character. The sumptious bar and residents lounge were just wonderful- so peaceful. the staff were friendly, courteous and very helpful. The location was suberb in the city but very quiet and tranquil with reasonably priced parking nearby. For the traveling connosieur who expects atmosphere. service and luxury in a 17th Century historic setting. What a wonderful experience!
everything!! probably the size and appointments of the room were the biggest and best surprise. Best European hotel I've ever stayed at. If I weren't traveling light, I suppose I wouldn't want to lug my suitcase up a flight of stairs. But I DO travel light and the stairs are part of what makes this hotel what it is.
